Jim Maupin prepared a proposal documents for Duke Energy to include a cover page, mission statement, club by-laws, club activities with the community, AMA flying field recommendations, proposed new field layout, scale drawings of current field layout and new field layout, Parcel ID information for surrounding property and the actual plot drawing showing the location of the proposed new flying field.

Air Masters New Field Committee had the first official meeting with people from Duke Energy.

The meeting started off at Cleves Skyline Chili for lunch and then we all then went to the flying field where Jim Maupin presented the information for the new flying field proposal. The information, comments and ideas were well received by the people from Duke Energy. We were all in agreement as to the proposed piece of Duke Energy’s property, 135 acres and the layout for the new flying site.
Duke Energy is very well satisfied with what we have done so far with our current field and the activities that we have sponsored with the community.
Found out at the meeting that Ben Ruggiero, the new plant manager is active in the R/C Hobby and currently flies at the Loveland Prop Club when he has the chance. He is also a full scale pilot but is not current at the moment.
Ben and Bill want to look into what current arrangement that Duke Energy has with the GCRC club before they tell us what we can expect. We expressed an interest in a long term lease so that we would have some long term commitment from Duke Energy and would be able to stay at this new flying site for a long time. Ben will get back in touch with us.
There were also several club members at the field and the people from Duke Energy got to see some planes fly.

Jim Maupin sent an e-mail to David Holstein and asked him to copy it to both Bill and Ben. The content of the e-mail was simply to say Thank You for the opportunity to talk to them and tell them something about the Air Masters Club.
11/4/08
Bill Kraemer called Jim Maupin and we decided to meet at the new field site at the existing entrance that has the current gate. Talked about where the entrance should be and we decided that we should first try and make the current entrance work. I asked about making the entrance at the corner of the site where Lawrenceburg meets Miamiview road, but Bill wants to try the existing entrance first from a cost standpoint. Bill agreed to have John Gratsch come there and cut back the brush and some trees to make the entrance safe so that you could see the oncoming traffic from both the left and right side. Jim Maupin is to check with John on Wednesday, 11/5/08, to check on the progress of the cleanup and see if it turns out OK. Bill Kraemer also told us that there is no contract between Duke and the farmer as far as harvesting any straw off of the field. The only contract that Duke has is with the person that comes in a couple of times each year to cut down the tall grass and weeds. Bill also asked Jim Maupin to see if he could find an existing lease agreement that we have with Duke Energy. Jim Maupin found a copy of the 2005 to 2006 lease agreement and he will scan and send it to him.
11/5/08
Jim Maupin met Bill Kraemer at the new proposed flying site and the work crew and equipment started on the cleanup of the entrance. The work crew and equipment was furnished by Bill Kraemer and Duke Energy.
Additional site cleanup help was done by Jim Maupin, Bob Hogue and Don Rider.
The entrance clean up was completed on 11/5/08.
11/16/08 Jim Maupin, Dave Morrison, Tony Michel, Griff DeMoss and Paul Wiley braved the elements and surveyed and staked out the proposed new flying site on Duke Energy Property. Jim Maupin will contact Bill Kraemer of Duke Energy and arrange a meeting as soon as possible at the new flying site to explain the layout.
11/20/08 Jim Maupin, Paul Wiley, Marvin Johnson and Jim Retherford met with Bill Kraemer of Duke Energy to present him with a new drawing of the proposed airfield layout and explain to him the survey stake markings.
11/21/08
Jim Maupin met again with both Bill Kraemer and Ben Ruggiero of Duke Energy to explain the proposed new airfield layout and the survey stake markings.
11/22/08
Jim Maupin and Dave Morrison changed some survey stakes at the new flying field. We shortened the pilot’s pit area width from 100 feet to 50 feet. This then moved the runway 50 feet closer to the pit area. Re-staked the runway and added some additional stake to the edge of the runway. Took some elevation readings down the center of the runway to determine the high and low areas on the runway.
11/29/08
Jim Maupin, Dave Morrison, Jim Macenko, Sam Clark, Paul Wiley, Ed Christian and Griff DeMoss re-surveyed the new airfield and staked it out for the third and last time. The runway was changed from a runway heading of 250 / 70 degrees to the new heading of 230 /50 degrees. The runway was actually rotated 22 degrees. This is as far as the runway could be rotated and still keep all of the over fly and safety zones within the property lines. This should help with the direction of the sun in relation to the direction of the runway. The entire field layout had to be re-staked based on the rotation of 22 degrees.

Jim Maupin met with Bill Kraemer to discuss airfield project. Bill gave Jim Maupin the first draft of the new lease agreement to be reviewed and make any corrections. Bill asked Jim Maupin to come up with a drawing in .pdf format to be used in the lease agreement for the physical description of the flying field.

Jim Maupin presented to the club members who attended the December club meeting what has happened since
the November meeting.
· Explained the change to the new airfield layout with rotating the runway 22 degrees to improve the orientation
with respect to the sun.
· The New Airfield Committee met on 12/18/08 and reviewed the 1st draft of the new lease agreement. The lease agreement for the new airfield is in process and we should have it by the end of January 2009.
· No work by Duke Energy has been started yet on the new airfield due to weather and ground conditions.
· Jim Maupin presented to the club members present an initial cost spreadsheet for the new airfield project. It included some possible estimated cost that the club may be responsible for.

Jim Maupin and Paul Wiley met with Bill Kraemer of Duke Energy at the current flying field on Mount Nebo road to sign the lease for the new flying field located on Miamiview Road. The new lease has an automatic renewal every year and was signed by both Jim Maupin and Paul Wiley.

Jim Maupin and Jim Retherford repaired, replaced and added some additional surveyor stakes to the airfield layout at the new airfield location on Miamiview road.

Jim Maupin and Howard Redden met with Bill Kraemer of Duke Energy to sign the new lease for the current flying site on Mount Nebo Road. The new lease has an automatic renewal for as long as we need it until we move to the new airfield location. Also discussed with Bill Kraemer as to when work can be started on the new flying field site and gave him another drawing showing the locations of the surveyor stakes for the runway, taxi area, pit area and spectator’s area. He will pass on the drawing to the contractor, John Gratch. Bill Kraemer said that he hoped to see work start mid to late April depending on the weather, if not sooner.

Jim Maupin contacted and talked to Bill Kraemer of Duke Energy. We will get together sometime at the new airfield site during the week of 3/8/09 and talk about the layout and the meaning of the surveyor stakes.
Latest update on the new field
5/20/09
Jim Maupin, Linda Maupin, Bob Gibson and Frank Schneider removed some rocks from the runway site. The telephone pole was delivered for the electric service and Duke Energy delivered six loads of bottom ash for the entrance road and parking lot. Jim Maupin and Frank Schneider removed some tree and bush stumps from the area in front of the entrance.

Contractor, John Gratch, spread grass seed and straw on the 100 ft by 1000 ft runway. He used a fescue blend of grass seed called fine lawn, he did not use any fertilizer.

Contractor, John Gratch, ran the disc over the runway in preparation for spreading grass seed and straw.

Contractor, John Gratch, cut grass on the runway in preparation to disc the runway and begin the leveling process.

Duke Energy moved a bulldozer to the site for the new airfield.

Jim Maupin and Jim Retherford cut grass and rolled for the first time at the new airfield. The area that was cut and rolled was the Spectator Area (300’ by 50’), the Pit Area (300’ by 50’) and the Taxi Area (300’ by 50’). Go to the AirMasters website for pictures of this first grass cutting.

Jim Maupin and Jim Retherford met with Bill Kraemer, Duke Energy, at the new airfield flying site. Bill Kraemer also had other people meet with us to discuss the location of the electrical service for the new airfield, location of the pole for the electrical service drop and security light and the start of the preparation for the new runway, entrance road and parking lot. Bill Kraemer was hoping to get things started within the next two weeks, weather permitting.
